Residential Surveys & Valuations (RICS recommended & Others)

One of our most frequently requested surveys is the Building Survey Report, colloquially know by others as ‘Level 3’, designed to evaluate the condition of properties typically more than 100 years old. Prepared by one of our qualified Chartered Surveyors, this detailed report provides essential insight into the condition of the property you are considering purchasing.

Such a Report helps identify any defects, allowing buyers sufficient time and resources to arrange necessary repairs. Armed with this information, purchasers may be in a stronger position to renegotiate the purchase price or, if appropriate, reconsider proceeding with the transaction.

This type of survey provides an overview of the property’s overall condition by inspecting all readily visible and accessible areas. After the visit, a comprehensive written report is produced outlining the survey findings. The surveyor will also review the results with the client and provide professional guidance on any significant or urgent issues requiring attention.

Standard Types

The Royal Institution of Chartered Surveyors (RICS) supports three different sorts of Residential Property Survey

  • Level 3 - Building Surveys

  • Level 2 - Home Buyers Surveys

  • Level 1 - Condition Survey

Valuation Certificates

Valuation Certificates - Typically to RICS ‘Red Book’ 2025 Standards. We can carry out valuations to give a reliable, independent opinions of property values. This includes methodology such as

RICS Building Survey

Residential
Our experienced surveyors provide expert guidance to residential property buyers throughout the Surrey and South area, and we strongly advise commissioning a comprehensive survey before finalising any purchase price.

A Building Survey offers an in-depth assessment of all visible and accessible parts of the property, including its structural elements. Often referred to as a “full structural survey,” this type of report is particularly suitable for older homes, listed or historic buildings, and properties that have been significantly altered or constructed using non-traditional methods.
